Rates are as follows: 15 month stay: $1,320/month 6-month stay: $1,200/month 1-year stay: $1,100/month More than 1 year: $1,000/month **Room / Requirements** I am looking for a FEMALE tenant to rent a room in my house. The room measures 11 ft x 11 ft, includes a 5 ft x 3 ft closet. The room and closet together total 136 square feet. The bathroom dimensions are: 7 ft x 4.5 ft. The bathroom has a bidet. You can refer to the room layout image, where the room, closet, and bathroom are marked in red. Rent includes all utilities: internet, electricity, water, and trash. The refundable security deposit is $400, with an $100 cleaning fee deducted at move-out. The room is available starting July 24, 2025. A background check through Zillow is required. The $35 fee is paid by the applicant and can be used across other listings. The room is furnished with a full-size mattress, bed sheets, duvet, tall chest, 55-inch TV with Google TV voice control, mirror, Marpac Dohm white noise machine, and a side table with lamp. A foldable desk (3.5 ft W x 2 ft D x 2.5 ft H), monitor, and office chair are available upon request. For added privacy, the room includes a locking doorknob with key, blackout curtains, and standard blinds for quality sleep. No pets are allowed. Bi-weekly housekeeping is provided for shared spaces such as the kitchen and living room. To secure the room and remove the listing, a $100 deposit is required. This amount will go toward your security deposit. I have added this step because in the past, some prospective tenants have backed out at the last minute, which prevented others from applying. To offer peace of mind, I provide a redacted copy of my ID and a link to the County Assessor website to verify ownership. The rent can be pro-rated if you are moving in the middle of the month. **House Rules** Common courtesy is expected in the home. No parties, no loud noises at night, etc. Please review the lease for more information: [link] Since all utilities are included in the rent, overnight guests are limited to a maximum of two nights PER MONTH. **House Amenities** The kitchen and living room are fully furnished and ready for use. The kitchen features granite countertops and stainless steel appliances, including a gas stove, microwave, and dishwasher. A Keurig Duo coffee maker is available for both single-serve pods and traditional brewing. The refrigerator includes a built-in water and ice dispenser. A washer and dryer are located in the garage for your use. The large backyard includes a deck that is perfect for outdoor workouts or relaxation. A gated driveway with remote access and a Ring security system ensures privacy, safety, and package delivery alerts, which is especially helpful for night-shift workers. Parking is available in the driveway or on the street. The garage can also be used for storage. I also have a shed in the backyard for additional outdoor storage. The third bedroom, marked in blue on the layout image, is also rented to a female tenant. She is a business student at the University of Texas. She is quiet and respectful. The home will accommodate up to three people total, including myself. **Location** The home is located near 51st Street and Manor Road. It is just a 4-minute drive to the Mueller Retail Center, which includes HEB, Torchys Tacos, and other shopping and dining options. A bus stop for Route 20 is only a 2-minute walk away. The University of Texas is about 10 minutes away by car. **About Me** I am a friendly professional who sometimes works from home. In the evenings, I enjoy going to the gym, and on weekends, I like spending time in the yard. **About You** You are clean, easy-going, and a non-smoker. You are looking for a calm, respectful, and worry-free place to live. **Rental Process** We will begin with a video chat, or if you are local, an in-person tour. If everything looks good, I will follow up with the lease agreement, which will be sent via DocuSign. On the move-in date, you will pay the deposit and rent, and sign the lease.
