Tenant responsible for electric bill, monthly air filter changes, and minor maintenance such as, but not limited to, clogged drains/toilets, light bulb changes, yard upkeep, trash removal, etc. Tenant responsible for monthly payment of $1,800 by the 1st of each month. A late fee of 10% will be charged for each day late. Failure to provide rental payment within 7 days of due date will terminate the lease and require tenant to remove themselves and all belongings from property within 30 days. Deposit of $1,800 will be required with first months rent. This will be returned to the tenant after the 1 year lease is over assuming no repairs are needed. Repair cost will be deducted from return. If the tenant terminates the lease prior to month 12 the deposit will not be returned. Tenant and owner are required to provide 30 day notice in the event of lease termination.
