In addition to as-needed repairs and maintenance, the owner will likely perform one yearly general maintenance session to the property to maintain a pleasant appearance -- paint touch-ups, general improvements, checking and fixing leaks, etc. This will be coordinated with the tenant, and efforts will be made to minimize disruptions to the tenant's space and schedule. This is a good time to provide the owner with a list of systems or areas that could use updates or improvements. No subleasing / subletting allowed.
