Income Requirements:
Gross income must be at least three times the rent.
Who Must Apply:
All individuals 18 years and older residing in the unit must complete the application process, including submitting a background check and credit check. This requirement applies for the entire duration of the lease and for anyone occupying the premises for more than 7 days in a year (planned or unplanned).
Pet Policy:
- Monthly Fee: $30
- Filter covers for vents required.
- Maximum: One small dog or cat with a maximum weight of 12 pounds their full life expectancy.

Special Rate: $1,330 when rent is received by the landlord/management by the 1st of each month. See lease for additional terms and benefits.
Utilities: Water, gas, electric, Wi-Fi, and trash pickup are estimated at $128 monthly (subject to usage and occupancy).
Controlled: Central air and heat.

6. Quiet Ordinance: We value a quiet atmosphere both inside and outside the home. Residents are encouraged to maintain a peaceful environment. While gatherings are welcome, we kindly request that a courtesy notice be given to fellow tenants prior to any events.
7. Community Standards: Our neighborhood thrives on mutual respect. Tenants and neighbors are encouraged to be vigilant against disruptions. Reporting any instances of loud arguing, bullying, or fighting is essential for maintaining safety and comfort for all residents.
8. No structural change indoors or outside is permitted without Landlord or Property Management's written permission. When in doubt ask to avoid violating the lease.
