Unauthorized persons on the property for more than 72 hours shall be deemed an unauthorized occupant.
6. Use of Property
The Premises shall be used solely for residential purposes.
No subleasing or assignment is allowed without written consent from the Landlord.
No commercial activity, illegal activity, or disruptive behavior is permitted.
7. Utilities
Tenant shall be responsible for payment of the following utilities:

8. Rules and Restrictions
NO smoking is permitted inside the unit or within 10 feet of the property.
NO pets allowed unless prior written permission is granted by Landlord.
NO illegal drugs or activities permitted on the Premises.
NO loud noise or disturbances, particularly between 10 PM and 7 AM.
9. Damages and Repairs
Tenant must report any damages or needed repairs immediately.
Tenant shall be responsible for any damage caused by themselves, their guests, or household members.
Tenant will be charged 50% of the cost of any damage repair determined to be their fault.
Routine maintenance and normal wear and tear are the responsibility of the Landlord.
10. Inspections and Entry
Landlord has the right to enter the Premises with 24-hour notice for inspections, repairs, or showings. No notice is required in the case of emergency.
11. Alterations
No structural or cosmetic alterations (e.g., painting, shelving, drilling, etc.) may be made without written permission.
12. Termination
Tenant shall vacate the premises at the end of the lease unless otherwise renewed in writing. Tenant must provide 30 days' written notice before vacating. Failure to do so may result in loss of part or all of the security deposit.
13. Legal Compliance
Tenant agrees to comply with all applicable federal, state, and municipal laws, ordinances, and housing codes.
14. Entire Agreement
This document constitutes the entire lease agreement. No oral statements or prior written material not specifically incorporated herein shall be of any force and effect.
