-Render is responsible for keeping the promises and appliances, if any, and fixtures which are leased for his exclusive use in good order and condition and pay for any repairs to the property caused by render's negligence or misuse or that of render's invitees. Owner shall otherwise maintain the property. Render's personal property is not insured by owner.
-$2000 as security has been deposit. Owner may use therefore such amount as are reasonably necessary to remedy render's defaults in the payment of rent, to repair damage caused by render, and to clean the premises upon termination of tenancy. If used toward rent or damages during the term of tenancy, render agree to reinstate said total security deposit upon five days written notice delivered to render in person or by mailing. Balance of security deposit, if any, together with a written itemized accounting shall be mailed to render's last known address within 14 days of surrender of premises.
-Render shall not paint, wallpaper, nor make alternations to the property without owner's prior written consent.
-Upon not less than 24 hours advance notice, render shall make the demised premises available during normal business hours to owner or his authorized agent or representative, for the purpose of entering (a) to make necessary agreed repairs, decorations, alterations or improvements or to supply necessary or agreed services, and (b) to show the premises to prospective or actual purchasers, mortgagees, render's, workmen or contact it's. In an emergency, owner, his agent or authorized representative may enter the premises at any time without securing prior permission from render for the purposes of making corrections or repairs to alleviate such emergency.
-If the legal action or proceeding be brought by either party to enforce any part of this lease, the prevailing party shall recover in addition to all other relief, reasonable attorney's fee and cost.
