Rent Amount and Due Date Tenant agrees to pay Landlord rent in the total amount of Three Thousand Dollars ($3,000.00) per month. Rent is due in advance on the first (1st) day of each month without demand, deduction, or offset, and shall be paid by check, electronic transfer, or other method approved by Landlord. 2. Security Deposit Upon execution of this Lease, Tenant shall pay a security deposit equal to one and one-half (1.5) months' rent, totaling Four Thousand Five Hundred Dollars ($4,500.00). The security deposit will be held by Landlord in accordance with applicable state law and may be applied toward unpaid rent, damages beyond normal wear and tear, or other amounts owed by Tenant at the end of the tenancy. Any remaining balance shall be returned within the time required by law. 3. Utilities Tenant shall be responsible for payment of all utilities serving the Premises during the term of this Lease, including but not limited to: Water/Sewer Gas Electricity Landlord shall be responsible for payment of real estate taxes, property insurance, and any homeowners association fees, if applicable. 4. Late Fees If rent is not received by the fifth (5th) day of the month, Tenant shall pay a late fee of $50.00, plus $10.00 per day thereafter until rent is paid in full.
