1. Lease Duration
This is a 12-month lease agreement, open to 24 months for the right tenant.
2. Notice to Terminate or Non-Renew
Landlord must provide 90 days' written notice if choosing to terminate or not renew the lease. Tenant must also provide 90 days' written notice prior to lease end if they do not intend to renew.
3. Rent and Payment
Monthly rent is $2350, due on the 1st of each month. A 5-day grace period is allowed. If rent is not received by 11:59pm on the 5th, a late fee of $75 will be charged on the 6th, with an additional $10 per day until paid
4. Security Deposit
A security deposit of $2350 is due prior to move-in.The deposit will be held in accordance with Georgia law and may be used for damages beyond normal wear and tear, unpaid rent, or necessary cleaning. A move in inspection will be done to ensure alignement between tenant and property owner.
An itemized list of any deductions will be provided within 30 days after lease termination and move-out.
5. Utilities & Lawncare
Tenant is responsible for all utilities, including:
Water & garbage service
Electricity & gas
Lawn care and maintenance
Tenant agrees to maintain lawn and exterior areas to HOA standards.
6. Smoking and Pets
No smoking is permitted inside the home, garage, or enclosed areas.
No pets of any kind are allowed unless specifically agreed upon in writing by the landlord.
7. HOA Compliance
Tenant must follow all Homeowners Association (HOA) rules and regulations. Any violations or fines assessed by the HOA during the lease period will be the tenant's responsibility and must be paid within 35 days of notice.
8. Move-In / Move-Out Inspections
A move-in inspection checklist will be completed by both parties upon occupancy. A move-out inspection will be conducted within 3 business days of lease end or vacancy. Damage beyond normal wear and tear will be deducted from the security deposit.
9. Lease Renewal
Lease may be renewed by mutual agreement. Without a verbal & written renewal, the lease will terminate on the agreed end date unless proper 90-day notice is given by either party.
10. Entry to Property
Landlord may enter the premises with 24-hour notice for inspections, repairs, or to show the property to prospective renters or buyers, unless in the case of emergency.
11. No Subleasing
Subleasing is strictly prohibited. Tenant may not assign, rent, lease, or transfer any portion of the property to another party without prior written approval from the landlord. Unauthorized subleasing is grounds for lease termination.
12. Renter's Insurance
Tenant is required to obtain and maintain renter's insurance for the duration of the lease. Proof of coverage must be provided to the landlord before move-in and updated annually or upon renewal. The policy must include personal property coverage and a minimum of $100,000 in liability coverage.
Landlord is not responsible for tenant's personal belongings in the event of damage, theft, or loss.
