    ***Agents and perspective Buyers PLEASE READ before setting an appointment to show.*** 1) The private well on the property has failed and needs a new artesian (deep) well. This will not be paid for or installed by the Seller. It will be the reasonability of the Buyer. At the moment the house is connected to the private well located at the property next door (5365 Mason Springs Rd, Indian Head MD 20640). So, there is running water to the house at this time. 2) A temporary well sharing agreement can be written and recorded to allow the new buyer to use the neighbor 's well until such time as the new well can be installed and depending on what timeframe the well driller needs to complete the installation. 3) There are tenants in the house now. Tenants lease is up the end of March 2024. Lease details available. Tenant will stay longer if new owner wants. As I understand it, the tenant pays $1,400 month. I'm still waiting to hear if that's all inclusive (Electric and LP). 4) There are Tesla solar panels and a contract the new owner must agree to. I'm still waiting for Tesla Power to send me the details. The kitchen was just renovated, and the 1st floor was recently painted. Solor panels will help keep the electric bill down. This house is close to Indian Head Military base as well as Stump Neck Annex. Smallwood State Park is only a few minutes away and they have camping and full marina and boat ramp. The house is being sold as-is. Seller will not make any repairs. Buyer will assume payments for the solar panels. The tenant does not pay that. Cash, Hard money or as is condition conventional loan. NO FHA or VA or USDA HOUSE BEING SOLD AS_IS. SELLER WILL NOT MAKE ANY REPAIRS OR TREATMENTS
