This house is rented so there is a lot of stuff in there so this is the best pics i could get. Its a nice home. The efficiency has a separate bathroom with a toilet, shower and full sink and a closet. There is a nice kitchenette and it has a private entrance. It rents for 400 a month or I rent the whole house for 1000 a month. It is rented now with long term renters who have been there 3 years and are on time renters. The house could use the regular upgrades one would add like new cabinets etc. but is not a necessity at this time. It has central heat and air and the efficiency has a window unit which is more than efficient for the room size. The house is all brick and the addition is all block so this is a strong house. There is an attic fan that can be used in the cooler months. There is a nice size shed I built out back and I just put up a makeshift shed because the renters wanted more room. It can be taken down. There is a custom brick BBQ out back needs to be cleaned. There is a culvert out back where I use to pull my camper in the back yard. There is a screened in patio with a bar. This is a quiet neighborhood and there is a school in walking distance. The renters have 3 girls live here now that walk to school. About 10 minutes to downtown and 40 minutes to the beach. I just read that they are tearing down the Jacksonville Landing and building a water park so the value will go up and this would make a great Air B&B. If I didn't live in Georgia now I would keep it but I have 10 acres to care for here and that's enough. The renters love it here and would like to stay so if you are looking for a instant cash flow this is it. Their lease is up though so if you wanted it vacant you could have them move. I'm asking $115,000 so you would have about $30,000 instant equity. You can use the savings to upgrade. Please do not try to give me low ball offers because I am saying now I will not accept them. I have always had it rented except when I let my son live there while in college. The efficiency is all decorative wood and requires no painting and is completely tiled so it an easy turn around for renting. Only (extremely) serious buyers as I won't disturb my renters often. If you need to look at the inside it will have to be scheduled. There are 4 girls living there and trust me it won't be clean lol Grandma lives in the efficiency and works so it may have to be viewed on separate occasions not sure.
