Also, there is an additional 10x20 covered concrete pad behind the fence for a boat or other vehicle. Outside the house, you will find a fully fenced yard with a lovely large backyard with a deck for playing and entertaining. Occupancy Standards: Occupancy is limited to no more than two persons per bedroom. No subletting or assignment is permitted. Three adults may reside in House only if all three are related to each other. Residency by more than three adults is not permitted. Lease Terms: The term of the lease is one year. Resident will pay twelve-monthly rental installments of $ 1,420 or a prorated rent from the commencement date to the first of next month and eleven monthly rental payments of $ 1,420 in advance and without the demand of the Owner. The first monthly installment is due on the date of signing this lease and the additional installments are due on the first (1st) day of each month. Rent unpaid after the due date is delinquent and will authorize all remedies in this lease. If all rent is not paid on or before the 3rd day of the month, Resident agrees to pay a late charge of $ 10.00 per day until paid in full. Daily late charges shall not exceed thirty-one (31) days for any single month's rent. Resident agrees to pay a $ 30.00 charge for each returned check, plus daily late. Application Fee: The application fee is $ 50 per applicant. It is to defray the cost of administrative paperwork. It is nonrefundable. Security Deposit: The security deposit will be $ 1,420 payable on the signing of this lease. When the resident(s) move out, the landlord will return your security deposit within sixty (60) days. The landlord may deduct from the security deposit the cost to repair any damages and cleaning made to the dwelling or any past-due rent. Utilities and Services: Resident will pay for all utilities and services, related deposits, and any charges, fees, or services on such utilities and services, and is responsible for scheduling hookups for any utilities and services. For example, water, sewer, gas, electricity, trash pickup, lawn, and landscape maintenance. Smoking: This House is a Smoke-Free Property. It is not allowed to smoke anywhere inside the house. Satellite antenna: No antenna or satellite receiver installation, additional phone or cable TV outlets Pets: Cats and small dogs are allowed. The maximum number of pets is two (2). Rodents, reptiles, birds, fish, insects, and any other type of pets are not allowed. Business: The House is to be used only as the private residence of the Resident. Small or Micro home-business may be allowed prior to written approval from Owner, as long as the tenant is still using the property for residential purposes. No business, trade of any kind, or childcare services may be operated in or from the House. Guests: Occasional guests are allowed for any five consecutive days or any eight nonconsecutive days in any calendar month unless Resident has received prior written approval from Owner. Liability: Owner will not be liable to Resident or Resident's guests or occupants for any damages or losses to person or property caused by other persons, including, but not limited to, theft, burglary, assault, vandalism, or other crimes. Owner will not be liable to Resident or Resident's guests or occupants for personal injury or for damage to or loss of their personal property (furniture, jewelry, clothing, etc.) from fire, flood, water leak, rain, hail, ice, snow, smoke, lightning, wind, explosion, interruption of utilities, or other occurrences. Owner strongly recommends that Resident have resident insurance to protect them against all of the above events. False Information: Resident understands that Owner relies on the information provided to Owner in the resident's rental application and other documents for qualification or eligibility of the residents to enter into the lease. If the information provided turns out to be false, the Resident understands that it will be considered as a material breach of the lease agreement that entitles the Owner to evict the Resident with a three (3) days' written notice.
