The first monthly installment is due on the date of signing this lease and the additional installments are due on the first (1st) day of each month. Rent unpaid after the due date is delinquent and will authorize all remedies in this lease. If all rent is not paid on or before the 3rd day of the month, Resident agrees to pay a late charge of $ 10.00 per day until paid in full. Daily late charges shall not exceed thirty-one (31) days for any single month's rent. Resident agrees to pay a $ 30.00 charge for each returned check, plus daily late. Application Fee: The application fee is $ 50 per applicant. It is to defray the cost of administrative paperwork. It is nonrefundable. Security Deposit: The security deposit will be $ 1,420 payable on the signing of this lease. When the resident(s) move out, the landlord will return your security deposit within sixty (60) days. No business, trade of any kind, or childcare services may be operated in or from the House. Guests: Occasional guests are allowed for any five consecutive days or any eight nonconsecutive days in any calendar month unless Resident has received prior written approval from Owner. Liability: Owner will not be liable to Resident or Resident's guests or occupants for any damages or losses to person or property caused by other persons, including, but not limited to, theft, burglary, assault, vandalism, or other crimes. Owner will not be liable to Resident or Resident's guests or occupants for personal injury or for damage to or loss of their personal property (furniture, jewelry, clothing, etc.) from fire, flood, water leak, rain, hail, ice, snow, smoke, lightning, wind, explosion, interruption of utilities, or other occurrences. Owner strongly recommends that Resident have resident insurance to protect them against all of the above events. False Information: Resident understands that Owner relies on the information provided to Owner in the resident's rental application and other documents for qualification or eligibility of the residents to enter into the lease.
