    I am seeking a roommate (single occupant) to fill one unfurnished bedroom in the house that I rent in the Alberta/Vernon area. About the rental: Available for move-in as of October 1st. Rent is $950 monthly, due on the first of the month. There is a $950 deposit to move in. Sublease will be for 3 or 6 months, with extension available. Overnight guests are allowed, per sub-lease for a daily fee of $20/guest/night, added to the next month's rent. Utilities and internet are included in rent. The unfurnished room for rent is 10'3" by 11'. There is a 2' by 5' closet with shelf space above a hanger rod. It has two east-facing windows with gray black-out curtains and a numeric-keypad lock on the door. There is hardwood flooring throughout the house. There is a west-facing sliding door off the dining area to the fenced back yard with patio furniture and a fire pit. The kitchen is fully furnished with a gas stove, a range microwave, a new dishwasher, in-sink garbage disposal, and a large refrigerator. There are pots and pans, plates, bowls, drinking glasses, silverware, and a knife block. Small appliances include a drip coffee maker, a goose-neck water cooker, a Crock Pot, and a toaster. The living room is furnished with a sofa, 3 chairs, a glass-top coffee table and a television mounted to the wall. There is a dining area with a large solid-wood table and six dining chairs. The Molly Mural in the common area is custom and very dear to the owner of the house. There is a washer and dryer behind the custom-made closet doors in the hallway, and a clothing line is available in the back yard for line-drying in good weather. There is one bathroom, tiled floor, with a medicine cabinet, timed fan vent, two under sink drawers, built-in hot/cold bidet browser, towel hooks, and a deep bathtub with a rain shower head and tiled walls with a small sliding window for additional ventilation. There is street parking for a vehicle. The garage is used for storage by the owner, and will not be accessible. The house is shared with my shorthair cat, Martha. I am completely responsible for her care, but she is pretty social. She enjoys time outside in the backyard. Nearby Services: There are several bus stops within a 5 minute walk, for bus lines 8, 17, and 72, with frequent service on the 8 and 72. Many bike-friendly streets in the neighborhood. Access to several bars, restaurants, and cafes on Alberta Street and Ainsworth. Safeway, Alberta Co-op, Whole Foods, and Food Villa are nearest for groceries. Discount Groceries is in Hollywood district. Cascade Station is fairly close by for additional shopping needs. Alberta Park is a 3 minute walk. PDX Airport is 15 minutes by car. About me: I am a trans woman in my late 30s. I'm new to Portland. I grew up in the Midwest. I lived in Germany and New York City most of my adult life. I enjoy gardening, baking, reading, writing, crocheting, and amateur music production in my free time. Basic expectations: Communication is key. If there is any issue, I appreciate it being brought to my attention as soon as possible to resolve it in a timely manner. I will do the same. We will keep common spaces clean and tidy for all occupants. This means kitchen counters, kitchen sinks, dining table, and bathroom sink should be cleared after use. We will respect each other's property, private living spaces, and daily routines. Quiet hours are 9pm to 6am. Smoking is permitted outdoors, only. Illicit drugs are prohibited. Lease is 3 or 6 months, with option to extend. Late payments will incur a $25 per day late fee for each day the payment is late, beginning on the fifth day of the rental period for which rent is delinquent. Overnight guests incur an additional fee of $20 per night per guest, not to exceed fourteen (14) days in a six month (180 day) period per individual, with accumulated fees due upon the first of the next month in addition to that month's rent. Damage to the Molly mural will incur a $3,000 fee, per Prime Lease. Please ask questions about operating appliances to avoid damage and unnecessary wear-and-tear. Smoking is permitted outdoors, and there are covered areas in front and back. Please keep smoking waste in a receptacle to be emptied at your convenience. No illicit drugs. Street parking. No pets.
