The townhouse does not share any walls with any neighbors - it is a freestanding building on a lot with two other buildings.
The rooftop is private, only for/accessible by the roommates of this apartment.
LOGISTICAL STUFF:
- Move in date: June 1, 2025
- Year long lease. You will be required to go through a background/credit check and application with the landlord.
- Rent: $1,965 total. Breaks down to $1,815/month rent, plus about $100 utilities on average (includes LADWP, internet, etc), plus we split a monthly cleaning service which is $50 per person per month.
- Approx. 3 months of rent required to move in - landlord requires 2 months of security deposit plus first month's rent. It will be slightly less than 3 months as your security deposit will go to me instead of the landlord to reimburse me, and it will reflect my rent, which was a bit less.
- Free and easy street parking.
- Our building is on the back side of the lot so we're insulated from the street and sidewalk. Our street is very quiet.

- I bought and installed a standing A/C unit for this room. Willing to sell it to whoever moves in.

- This room could be partially furnished with the bed frame and mattress at no additional cost. All other furniture in the room is very high quality (CB2, Herman Miller Aeron chair, etc) and is for sale.
- A good amount of space available for storage.

THE VIBE
Everyone here is a working professional so we keep things mellow and quiet during the weekdays and weeknights. We host things on the weekends once or twice a month, especially to utilize the roof.
We are all very respectful and considerate of the others who live here and we keep the place clean and neat.
LOCATION
Our place is on Indiana Avenue between 5th and 6th Avenues. Pretty much perfect Venice location.
Rose Ave is 3 blocks away.
The intersection of Brooks Ave and Abbot Kinney is about 5 blocks away.
We're close enough to Rose and AK to be easily walkable, but far enough that people visiting Rose and AK aren't parking on our street.
We have lots of storage space, including an outdoor courtyard where we store things like surfboards, bikes, etc. This courtyard is just for our unit and it is guarded by multiple locked doors. No one from the street can see into the courtyard, so nothing gets stolen. Bikes and boards are safe.
Things that could be left at no cost:
- Queen bed frame and mattress, both brand new in June 2024
- Rug
- Black shelf leaning against the wall in the corner
- All shower stuff: shower curtain, organizer, floor mats, cleaning supplies.
This place is awesome. We've got a great group of roommates, it's in a fantastic location, high ceilings, all appliances are functional, tons of natural light on the second floor from the big windows + skylight, plus the private rooftop.

3 males. A 26 year old TV writer and goes into the office Monday - Friday.
A 28 year old who works for the South Coast Air Quality Management District. He works out of home on Tuesdays and from home Wed-Friday.
