Seminoe Reservoir is 20 miles long and encompasses 180 miles of coastline - with ONLY the 89 Seminoe Boat Club summer homes on the lake. NO OTHER HOMES are located on this lake. Imagine boating, jet skiing, surfing, boarding, paddle-boarding, canoeing, kayaking, swimming, FISHING on a lake with so very few boats to disturb or make problems for you with their wake. Imagine having NO "no-wake" zones! Imagine taking off on your jetski from the dock at high speed with no worries about "no-wake" rules! Imagine catching 2 and 3 pound Trout or 18" and larger Walleye! Fishing at Seminoe Reservoir is remarkable! The Boat Club is surrounded by sand dunes so nature or ATV riding is something we all love to do here. Antelope, Mule Deer, Owls, Fox, Coyotes and Big Horn Sheep are usually easily spotted on a Nature Ride. The sandy beaches and sandy lake floor surrounding the Club make swimming or beach walking a dream. This log cabin was originally a 1966 12' x 60' Trailer. It has since been completely changed and converted into a log cabin by the previous owner who passed away in 2013, at which time we bought it from his widow. He had his own saw mill and milled his own logs. He cut out the trailer and built the addition so the cabin is now 22' wide by 43' long. The master bedroom is of a nice size; the guest bedroom is a bit smaller. The bathroom still contains the vintage BLUE bathtub, sink and toilet. We installed the beautiful log ceiling in the "great-room", and the new laminate floor was installed April '23. The 24' x 30' x 12' garage was built in late 2022 and has blown & painted insulation. The floor is covered with gravel, as is the outside of the garage and cabin. We own the propane tank outright and it still contains approximately 70% propane for your inside stove use. This property is one of the very few places that has full RV hook-ups for your guests - Sewer, Water and Electric. Believe me, your friends and family will appreciate that bonus! Seminoe is our "Happy Place". A couple last thoughts... the Boat Club owns the land, therefore, you are only purchasing the Cabin, which can be passed down from generation to generation. You will be required to sign a Lease with the Seminoe Boat Club. The cost to become a "first time member" is a one-time fee of $2000. Then, annually we pay $1200 "membership dues" to cover the Club's expenses such as trash, water well maintenance, Club/Road Maintenance costs, etc. THIS SALE INCLUDES OUR 1/2 OWNERSHIP OF A LARGE DOCK ON LAKEFRONT.
