1. Lease Term
This lease shall commence on the Lease Start Date and shall continue until the Lease End Date unless terminated earlier in accordance with this Agreement.
2. Rent Payment
Rent is due on the 1st of each month. Rent is $3,300.00
A late fee of $50 plus $10 per day will be charged if rent is not received by the 3rd day of the month.
3. Security Deposit
Tenant shall pay a security deposit equal to the first month's rent prior to move-in.
The deposit is held to cover damages, unpaid rent, or other lease violations.
The deposit cannot be used as last month's rent.
4. Utilities
The Tenant is responsible for payment of the following utilities:
Water
Gas
Electricity
Wi-Fi / Internet
Failure to maintain active utility services constitutes a breach of this Lease.
5. Occupancy and Use
Property shall be used solely as a residential dwelling.
Only the individuals listed on the lease application may reside in the home.
No subletting or short-term rentals (such as Airbnb, VRBO) are permitted without written permission from the Landlord.
6. Smoking Policy
Smoking is strictly prohibited inside the home. Smoking is only permitted in designated outdoor areas and must not cause damage or disturbance.
7. Pet Policy
No pets are allowed unless approved in writing by the Landlord.
If a pet is approved, a separate Pet Agreement and additional deposit and/or pet rent will be required.
Unauthorized pets are considered a material breach of the lease and grounds for termination.
8. Maintenance and Repairs
Tenant agrees to keep the property clean, sanitary, and in good condition.
Tenant must promptly notify Landlord of any needed repairs.
Tenant is responsible for damages caused by negligence or misuse.
Landlord will handle major repairs not caused by Tenant misconduct.
9. Lawn Care and Landscaping

10. Alterations
Tenant shall not make any alterations, paint, or install fixtures without written permission from the Landlord.
11. Entry by Landlord
Landlord may enter the property with 24-hour notice for inspections, maintenance, or to show to prospective renters or buyers, except in emergency situations.
12. Insurance
Tenant is strongly encouraged to obtain renter's insurance to cover personal property and liability. Landlord is not responsible for loss or damage to Tenant's personal belongings.
13. Default and Termination
Failure to pay rent or violation of lease terms may result in termination.
Early termination by Tenant without cause will result in forfeiture of security deposit and remaining rent due under the lease unless agreed otherwise.
14. Move-Out Requirements
Tenant must return the property in the same condition as received, less normal wear and tear.
All keys, remotes, and access devices must be returned.
Tenant is responsible for cleaning and removal of personal belongings.
15. Legal Compliance
Tenant agrees to comply with all local, state, and federal laws, HOA rules (if applicable), and ordinances affecting the property.
16. Renewal and Early Termination Options
Renewal Option: Tenant may request to renew the lease with written notice at least 60 days prior to lease end. Renewal is subject to landlord approval and updated rental terms.
Early Termination by Tenant: Tenant may terminate the lease early with a 60-day written notice and payment of an early termination fee equal to two months' rent, unless otherwise agreed in writing.
Early Termination by Landlord: Landlord may terminate the lease in accordance with Texas Property Code for violations of lease terms, nonpayment, or other lawful reasons.
This lease is governed by the laws of the State of Texas.
All notices shall be delivered in writing as required under Texas Property Code.
Landlord may begin eviction proceedings if rent is delinquent by more than 3 days.
