This is my first manufactured home, so for anyone as unfamiliar with them as I was, you pay Jim Ray Homes $437 (or less with STAR) per month for the lot. From me, you purchase the home. You need to be approved by Jim Ray Homes to live in the park. They don’t allow “rent to own”, so you must have cash or pre-approved financing. If your offer is successful, Jim Ray Homes will have you fill out a background check and credit check form before moving in. All of the park residents have done the same, so you can rest assured that you’ll live among good neighbors. There are also no dogs allowed in the park–so no barking at night! However, cats are permitted with approval. Specifics regarding transportation: There is a covered bus stop at the park, with frequent buses to Cornell and downtown Ithaca (at least 2 per hour between 7am and 10am–see bus routes 40, 43, and 53).
