Select one of three bedrooms: primary (188 sq ft, $1,900/month, $119/night less than one month, or $129/night one week or less), front (134 sq ft, $1,800/month, $99/night less than a month, $119/night one week or less), or back (123 sq ft, $99/night less than a month, $119/night one week or less). The Renter Agreement will be finalized when the following conditions are met:
The Renter Agreement is signed by all parties to the Renter Agreement (landlord(s) and Renter(s))
The deposit has been received
The first month's rent has been received or when renting on a daily basis either the total rent (one to seven days) or the first week's rent (eight to 30 days).
The conditions must be completed within 72 hours for the Renter Agreement to be valid unless otherwise agreed upon by the Renter and landlord.
Late Payment
If Renter fails to pay the Monthly Rent or any other Rent in full by the end of the day 5 days after it is due, a fee (Late Fee) in an amount equal to the greater of $50.00 or 5% of the past due Rental amount will be immediately assessed.
The Late Fee is due by the end of the day after it is assessed.
Acceptance of late payment does not waive Landlord's right to require payment of Monthly Rent in full on the date it is due.
Returned Checks/ Dishonored Payments
If any payment is returned for insufficient funds or otherwise fails, Renter will pay Landlord a fee in the amount of $50.
Landlord will also have the right to require the dishonored payment be replaced by a cashier's check, certified check, or money order.
Utilities and Services
Landlord will pay for the following unless otherwise agreed upon: Electricity, water/sewer, trash removal, Internet, and Spectrum streaming service.
Pets not allowed
Renter Insurance
Renter is not required to maintain renter's insurance during the Term.
Smoking Policy
Smoking is allowed outside but is prohibited inside.
In addition to any other remedies, Landlord may assess a fee of $550 for a second occurrence under this Renter Agreement or at law if Renter smokes in a clearly designated non-smoking Property or area of the House or grounds.
Renter will not engage in or permit the sale, distribution, dispensing, storage, processing, cultivation, or use of marijuana or products containing marijuana or THC.
Residential Use Only
Renter will use and occupy the Property for residential purposes only.
Renter will not use or permit the use of the Property for any non-residential, illegal, or otherwise inappropriate purpose, including for any commercial purpose.
No Disturbance or Nuisance Permitted
Renter will not, and will not permit any Occupants or any guests to:
Make any unreasonably loud or otherwise unreasonable use of the Property.
Allow any condition on the Property or, if applicable, common areas of the Building that poses threat of injury to persons or property; or
Otherwise interfere with the rights, comfort, safety, or enjoyment of the other Renters or occupants of the House (if applicable) or neighboring properties.
Utilities
Renter will not cause any utility to be interrupted during the Term and will provide Landlord with reasonable evidence that any utility specified as Renter's responsibility has been paid upon Landlord's reasonable request.
Subleasing Not Permitted
Renter will not sublease or assign all or any portion of the Property without the prior written consent of Landlord, in Landlord's sole discretion.
Any attempted sublease or assignment of the Property or this Renter Agreement without the prior written consent of Landlord will be void and cause for termination of this Renter Agreement by Landlord.
No sublease of the Property will release Renter from any obligation under this Renter Agreement, and Renter will be liable for any violations of this Renter Agreement caused by a subtenant.
Renter will not rent the Property, or any portion of the Property, including through any rental program such as "Airbnb," "VRBO," or similar program, and Renter's entry into any short-term rental agreement will be cause for termination of this Renter Agreement by Landlord.
No Alterations
Renter will not perform any alterations or improvements to the Property
