Premises: The Tenant agrees to lease the residential property located at 5224 NE 43rd, Portland, OR 97218. Rent: Monthly rent is $2500, payable on or before the 1st of each month to the Landlord via Venmo. Utilities: The Tenant shall be responsible for the payment of all utilities and services to the Premises, except for garbage and recycling, which will be paid for by the Landlord. The Tenant shall place all applicable utility accounts (e.g., electricity, gas, water, internet, etc.) in their name as of the lease start date and remain current on all payments. Security Deposit: The Tenant agrees to pay a security deposit of $2500, due prior to occupancy. The deposit will be held in accordance with applicable state/local laws and returned, less any lawful deductions, after the end of the lease term. Occupancy: The Premises shall be occupied only by the individuals listed in this Agreement with a maximum of 3 occupants. Any additional occupants must be approved in writing by the Landlord. Maintenance & Repairs: Tenant agrees to maintain the Premises in a clean and safe condition. Tenant shall promptly notify the Landlord of any damages, needed repairs, or safety concerns. Entry: The Landlord may enter the Premises with reasonable notice for inspections, repairs, or to show the property, as allowed by law. Termination: This lease will automatically terminate at the end of the 12-month term unless renewed in writing by both parties. Early termination by the Tenant may be subject to fees or penalties as outlined in an attached addendum or under local laws. Governing Law: This Lease shall be governed by the laws of the state of Oregon.
