No pets or smoking allowed in the unit. Renter is also responsible for the upkeep of the lawn. Rental payments are due on the first day of the month. After the 5th there will be a $25 late fee. After the 10th there will be another $25 fee and the eviction process will begin if payment is not received. Landlord must be notified immediately of any damages that occur during your tenancy. Landlord will also conduct random inspections but will at least give a 24 hour notice. Tenant can not change the locks at any time. This will result in a termination of the lease.
