1. PREMISES
The Sublessor agrees to sublease to the Sublessee the property located at:
520 Kenyon St NW, Washington, DC 20010
The Sublessee shall use the premises exclusively for residential purposes and shall not assign or sublet the premises to another party without prior written consent from the Sublessor and Landlord.
2. TERM
The sublease begins on May 1, 2024, and ends on June 30, 2024 (the "Term"), unless terminated earlier under the terms of this Agreement.
3. RENT & UTILITIES
The Sublessee agrees to pay $1,590 per month in rent, due on the first day of each month via bank transfer, check, etc.
A late fee of 5% of base rent will be charged if rent is not received within 5 calendar days of the due date.
Utilities are included in rent except for:
Electricity
Water
Gas
Internet
These utilities vary each month and will be billed separately.
4. SECURITY DEPOSIT
The Sublessee shall pay a security deposit of $1,590 before moving in.
The deposit will be refunded within 5 days after the sublease ends, minus any deductions for damages beyond normal wear and tear.
5. PET POLICY & FEES
Cats and small dogs only are allowed in the unit. No other pets.
A $50 non-refundable pet fee applies if the Sublessee has a cat.
6. RESPONSIBILITIES
The Sublessee agrees to abide by the terms of the original lease between the Sublessor and the Landlord.
The Sublessee agrees to maintain the premises in good condition and to notify the Sublessor of any damages or necessary repairs immediately.
No smoking allowed on the premises.
7. LANDLORD APPROVAL
This sublease is subject to the approval of the Landlord/Property Manager. If the Landlord does not approve the sublease, this Agreement will be null and void, and all payments will be refunded to the Sublessee.
8. TERMINATION & EARLY MOVE-OUT

This Agreement shall be governed by the laws of Washington, D.C.. Any disputes shall be resolved in the appropriate courts of Washington, D.C.

By signing below, both parties acknowledge they have read, understood, and agree to this Sublease Agreement.
