    The Bowden-Stewart tract, located just outside the Enterprise city limits, is an outstanding timber and recreational tract that offers a unique opportunity for Developers to capitalize on its many features and its prime location! With 1,000 feet of road frontage on paved CR 520, the entrance to the Bowden-Stewart tract is less than 1.5 miles from Hwy 84 and just over a mile outside of the Enterprise city limits. Priced at $1,975 per acre, this property provides multiple "best-use" options as a timber investment, recreational property, or development opportunity. It could also be converted to pastureland to raise livestock with future timber harvests providing the option for a phased conversion to pasture. This tract features a nice, diverse combination of planted pine plantation, mixed pine and hardwood stands, unimproved pasture, and some cutover that was left to naturally regenerate. There is a well-established internal road system that provides access to all parts of the property. Longbranch Creek crosses the tract on the south side providing nearly three quarters of a mile of creek bottom. The terrain could support the construction of a large lake or several ponds. Additionally, Double Bridges Creek runs for a mile along the entire western boundary. Both of these creeks carry substantial amounts of water and serve as natural barriers from neighboring properties. The creek bottom hardwoods provide plenty of food, cover and shade. The tract has approximately 132 acres of planted Loblolly pines that have been professionally planted and expertly managed to maximize production. The pine stands include a nice mix of 24 year-old trees (sawtimber stage), 17 year-old trees that are nearly ready for a second thinning (pulp and canterwood), and a newer stand of four year-old pines planted at 726 trees per acre (pre-merchantable). There are approximately 23 acres of open fields/unimproved pasture that have been left fallow for several years. The balance of the acreage features mixed pine and hardwood trees of various ages, some cutover that was harvested less than three years ago, and a considerable amount of timber in the SMZs. The diversity of species and age of the timber provide great flexibility for harvest and will allow the owner to carefully manage the future income stream.The property is situated between Bridlewood Farms (adjoins on the west side across the creek) and primarily agricultural areas including pasture, farmland and more timber tracts. In an area that is well known for great hunting, the presence of plenty of cover, hardwoods, and year-round water all contribute to creating the ideal habitat for deer, turkey, and other wildlife. A good internal road system provides access throughout the property. (Note - the old poultry houses shown on the aerial have been completely disassembled and removed.)
