While it is only a 15-25 minute drive to anywhere in Stockton, it is quietly and securely set in the country between Stockton and Linden. The driveway sets the house 1200' into hundreds of acres of surrounding agriculture. The owners live on the property in the house closest to the road. They arrange for all landscaping and maintenance. Water and sewer are provided by the owners at no extra charge. It is a very nice, well-insulated house with modern wiring and high efficiency central furnace and air conditioning. You can't drive by to look because of the remote controlled gate.
There are lots of rules and requests--the intention is to clarify our financial and social relationships in this little island community of four families. These details are spelled in the contract. Most of the terms are as follows: Dogs are to be kept leashed or indoors if they are capable of jumping out of their fenced enclosures. Dog owners will be charged for repairing damage to landscaping caused by dogs. Tenant is responsible for gas, electric, and garbage. Gas is propane and paid to Ferril or another of tenant's choosing. Electric is paid to owner who reads submeter. Garbage is paid paid by tenant to Republic. Owner is responsible for landscaping, water, and sewage. Tenants must replace water and HVAC filters every four months or as needed. Tenants must add salt to water softener as needed. Owner will provide filters and salt. Tenants and guests must obey posted speed limits. Lease is one year with a 60 day notice of intention to vacate. No inoperative vehicles may be parked or repaired in the normal parking areas--there is ample area in the maintenance yard and the field for storage or repair. Tenant will be allowed a maximum of one stored vehicle. Absolutely no smoking in the rental. Renters insurance with pet coverage required if tenant has a dog.
