Lease Agreement Terms
Lease Duration:
The lease term will be 12 months starting on the lease start date. The tenant has the option to renew at the end of the lease term with a 30-day notice.
Monthly Rent:
The monthly rent is $3,199, due on the 1st of each month. Rent payments should be made via checks, or online wire.
A late fee of $50 will be applied if rent is not received by the 5th day of the month.
Security Deposit:
A refundable security deposit of $2,000 is required at signing. The security deposit will be refunded at the end of the lease term, minus any deductions for damages or unpaid rent.
Last month's rent in the amount of $3,199 is also due at the time of signing and will be credited toward the final month's rent.
Utilities:
Tenant will pay for water and trash services.
Tenant is responsible for gas and electricity bills.
Tenant must establish utility accounts for gas and electric services in their name prior to moving in.
Pet Policy:
Up to three pets total are allowed, including dogs and cats.
A non-refundable pet fee of $300 per pet will be charged at move-in.
A refundable pet deposit of $500 per pet will also be required.
Monthly pet rent of $30 per pet will be added to the rent.
Smoking Policy:
No smoking is allowed inside the home or on the premises.
Maintenance and Repairs:
Tenant is responsible for general upkeep, including minor repairs and maintenance, as well as maintaining cleanliness throughout the property.
All maintenance requests must be submitted to Landlord.
Landlord will be responsible for major repairs and the maintenance of the property's structural integrity, plumbing, and electrical systems.
Move-In/Move-Out:
Move-in inspection will be conducted at the start of the lease to document the property's condition.
Move-out inspection will occur upon lease termination to assess for any damages beyond normal wear and tear.
Tenant must return the property in good condition. Any repairs or cleaning required will be deducted from the security deposit.
Renters' Insurance:
Tenant is required to maintain renters' insurance for the duration of the lease agreement to cover any personal property damage or loss.
Termination and Renewal:
A 60-day notice is required for early termination by the tenant.
Rent must be current at the time of move-out to ensure full refund of the security deposit.
If the tenant does not intend to renew the lease, they must provide 60 days' notice before the lease expires.
Subletting and Guests:
Subletting is not permitted without prior written consent from the landlord.
Tenants must seek approval for any long-term guests (staying for more than 14 consecutive days).
Property Access:
The landlord or property manager has the right to enter the property with 24-48 hours' notice for inspections, repairs, or maintenance.
