Lease Term The lease shall be for a minimum term of twelve (12) months), commencing on the agreed start date and ending on the agreed end date. Renewal may be considered upon mutual agreement between Landlord and Tenant. 2. Rent & Included Services Monthly rent shall be $4,000, due on the first day of each month. Rent includes: o Professional lawn care (bi-weekly during spring/summer, monthly during winter). o Pest control service (monthly). Tenant is responsible for all utilities, including but not limited to: o Water o Electricity o Gas o Internet/cable/phone services 3. Smoking Policy No smoking is permitted inside the dwelling at any time. Smoking is only permitted outside and must not damage property or create nuisance conditions. 4. Insurance Requirement Tenant must obtain and maintain Renter's Insurance during the entire lease term. Policy must list the Landlord as Additional Interest / Party of Interest (POI). Proof of insurance must be provided before move-in and upon renewal. 5. Security Deposit Tenant shall pay a security deposit equal to one (1) month's rent prior to occupancy. Deposit is refundable, subject to deductions for damages exceeding normal wear and tear. Tenant is responsible for repair costs of damages caused by negligence, misuse, or unauthorized alterations. 6. Property Manager as Agent The Landlord has appointed Grey Kincaid as their authorized agent. Tenant must direct all communications, notices, rent payments, and maintenance requests to the Property Manager. The Property Manager is authorized to: o Collect rent and fees. o Coordinate repairs and maintenance. o Conduct inspections with proper notice. o Act on the Landlord's behalf for day-to-day management. o In emergencies, Tenant must contact the Property Manager at [phone/email]. 7. Pets (Optional Clause) Pets may be permitted only with prior written approval from the Landlord. A refundable pet deposit of $300-$500 per pet shall apply. Additional pet rent ($25-$50/month per pet) may be charged. Tenant is responsible for all pet-related damages and professional carpet/floor cleaning upon move-out. 8. Late Fees & Payments Rent is due on the 1st of each month. A grace period of 5 calendar days is allowed. After that, a late fee of $50 plus $10/day will apply. Returned checks or failed electronic transfers will incur a $35 fee. 9. Maintenance & Repairs Landlord provides pest control and lawn care. Tenant must handle minor upkeep (air filters, batteries, light bulbs, etc.). Tenant must promptly report needed repairs. Unauthorized alterations are prohibited. 10. Move-Out Terms Tenant must return premises in clean condition. Professional cleaning and professional carpet cleaning (with receipt) are required at move-out. Deposit will be returned within 30 days minus any deductions for damages or unpaid rent. 11. Occupancy & Use Occupancy is limited to six (5) persons without Landlord's written approval. Tenant must comply with all HOA rules, city ordinances, and South Carolina law. No illegal activity may take place on the premises. 12. Landlord Access Landlord/Property Manager will provide at least 24 hours' notice prior to entry, except in emergencies. 13. Legal Protections Attorney's Fees Clause: The prevailing party in any legal action may recover attorney's fees. Severability Clause: If any part of this lease is deemed invalid, the remainder remains enforceable. Governing Law: This lease is governed by the laws of the State of South Carolina.
