Premises The premises leased is the basement unit located at 5110 New Hampshire Ave NW, Washington, DC 20011 (the "Premises"). Parking is not included with the premises, but available on the surrounding streets. 2. Agreement to Lease Landlord agrees to lease to Tenant and Tenant agrees to lease from Landlord, according to the terms and conditions set forth herein, the Premises. 3. Term This Agreement will be on a monthly basis beginning ____ (the "Start Date"), continuing until either Party terminates with at least 14 days' written notice. 4. Rent Tenant shall pay Landlord $1,900.00 monthly rent, due in advance by the 1st of each month 4a. Initial Payments Upon signing, Tenant shall pay: - First month's rent: $1,900.00 - Security Deposit 4b. Late Fees There will be a 10% late fee accessed for rent received 5 days after the above stated due date; (plus a $10 daily fee thereafter) 4c. Late Payment Rent received 14 days late will result in the landlord's right to termination of this lease agreement. Tenant will not be absolved of payment obligation and still remains responsible for payment in full 5. Additional Rent Any charges due under this Agreement other than base rent shall be considered "additional rent" and subject to the same terms as base rent. 6. Use of Premises The Premises will be used exclusively as a private residence for Tenant. The tenant shall not engage in illegal or disruptive activities and is responsible for damage caused by Tenant or guests. 7. Condition of Premises Tenant acknowledges the premises, including appliances and fixtures, are in good condition. Tenant accepts the Premises 'as-is,' subject to any legally required disclosures and landlord maintenance obligations. 8. Maintenance and Repairs Tenant must maintain the premises in clean, safe condition and promptly notify the landlord of needed repairs. The tenant is responsible for damage beyond normal wear caused by negligence or misuse. 9. Reasonable Accommodations Landlord will make reasonable accommodations for disabilities as required by law, upon written request from Tenant with appropriate documentation if the disability is not readily apparent. 10. Sex Offender Registry Tenant acknowledges the availability of public sex offender registry information and is responsible for checking such records independently. 11. Compliance with Law Tenant agrees to comply with all federal, state, and local laws, ordinances, and housing regulations. 12. Mechanics' Lien The tenant may not permit any lien to be placed against the premises for work or materials requested by Tenant. 13. Subordination This Agreement is subordinate to current and future mortgages or encumbrances on the Premises. 14. Alterations Tenant shall not alter the Premises without prior written consent. All improvements become Landlord's property unless removal is permitted. 15. Smoking Smoking is prohibited anywhere on the premises at all times. 16. Pets No pets are allowed on the premises. Tenant is responsible for all damages and cleaning due to unauthorized or permitted animals. 17. Fire and Casualty In case of fire or casualty making the Premises uninhabitable, Tenant may terminate the Agreement. Rent will be prorated or refunded. If only partially damaged, Landlord will repair promptly. 18. Liability Landlord is not liable for injury or property loss unless due to Landlord's negligence or willful misconduct. 19. Assignment and Subletting Tenant shall not assign or sublet the Premises. 20. Insurance Requirements Tenant may not engage in acts increasing Landlord's insurance premiums. Tenant is encouraged to obtain renters insurance. 21. Right of Entry Landlord may enter at reasonable times for inspection, repair, or showing with reasonable notice, or immediately in emergencies. 22. Surrender Tenant shall return the Premises in clean, good condition, normal wear and tear excepted, upon termination. 23. Default In case of default, Landlord may provide notice and opportunity to cure. Failure to pay rent (as outlined in section 4 above) may lead to 30-day termination notice under D.C. law.
