Owner shall pay monthly HOA dues which are for community amenities including designated parking and use of community pool just right around the corner from unit. Renter shall pay for all utilities including internet/cable which renter will need to call internet service provider to set up. Minimum lease term is 1 year. Sixty day advanced notice of lease termination before year end is needed. If less than 60 days notice or if 1 year lease has not been met, , then security deposit will not be refunded. Maximum of two small cats or dogs with weight limit of 25 pounds each are permitted with pet rent fee of $20 per pet per month. No prorated pet rent allowed. Pet rent fee due as soon as pets are admitted in the unit. Failure to report pets in unit will result in additional rental charge of $50 per month retroactive to when pets were in the unit. A move in checklist will be filled out within 5 days of rental signing. Move out checklist will be filled out within 5 days of lease termination. Damaged or Uncleaned appliances, flooring, cabinets, windows and fixtures (ceiling fans, bathroom light fixtures, window blinds) will result in additional penalty (cleaning fee, fixtures replacements) to be settled within 5 days of move out before security deposit less fees will be reimbursed. Must abide by HOA regulations, violation fines will be responsibility of renters.
