watching ball games during the summer months.)
This is a one year lease with a strict "NON SMOKING, no vaping & no drugs of any kind" apartment with "NO PETS" of any kind allowed. (Also no fish tanks, waterbeds or treadmills.) Upon the landlord's discretion, the lease can be renewed or can revert to a month to month lease upon the yearly anniversary of the lease.
Parking is provided for (1) vehicle in the driveway/yard.
Landlord provides heat & hot water. Tenant pays for electric, phone and cable.
Owner and occupant of the building prefers to have 2 tenants occupying the top second floor apartment. A 3rd tenant (if allowed) would result in an increase in the monthly rent. The utility, office or laundry room cannot be utilized as a bedroom.
The security deposit, first and last months rent is $1,300 and due prior to the tenant(s) moving in, receiving the keys, and having the electricity changed over into the tenant's name. (A $50 on-time discount is given provided the rent is paid in full by the 1st of every month.) Payments made on the 2nd would void the discount and a late fee of 4% ($52.00) would be assessed if rent is paid after the 15th of the month.
A bank check or money order in the amount of $3,800 or balance after the security deposit is paid in order to hold the apartment, is required upon signing of the one year lease. (This takes into consideration that you have been credited $50 for both first and last month's rent.)
We have included our non smoking policy so as to emphasize that smoking or drugs of any type is not allowed in or on the grounds of this building.
SMOKE-FREE Policy
Smoking: "Smoking" shall include the inhaling, exhaling, burning, or carrying of any lighted cigarette, cigar or other tobacco product including electronic smoking devices (electronic cigarette, electronic cigar, electronic pipe, tinctures, hookah, any electronic devices or so called vape pen, marijuana (including edibles), or any illegal substance.**
SMOKING Restrictions: Due to the increased risk of fire and the known adverse health effects of secondhand smoke, smoking is prohibited in any area of the property, both private and common*, whether enclosed or outdoors. This policy applies to all owners, tenants, guests, employees, and servicepersons.
