    Why live in a boring Capitol Hill McApartment building when you can live in a restored historic 1904 building with its own garden! Completely remodeled one-bedroom unit in a historic Capitol Hill in a triplex. It has new luxury HVAC and *not* baseboard heating or crap electric heating like most Seattle rentals. This is real heating venting and air conditioning (HVAC) with the best possible air filtering; the air actually circulates and gets filtered. When its 100 degrees outside this summer, you will be nice and cool inside. If you care about your air being cleaned, which you should during COVID especially, then you will want to see this place. It's amazing! Also, there is AC; you will be hard pressed to find an apartment in Seattle with AC. Here is a list of what we did when we performed a complete remodel of this unit: * Appliances are one year old: microwave, oven, refrigerator, washer, and dryer. * Added exhaust vents in the kitchen, shower, and toilet area. * New plumbing and new sewage as of two years ago. * New toilet and vanity. *The bathroom is *new* all new tiles/grout/lighting as of one year ago. *The whole apartment was rewired for new electrical and new LED lighting was installed. * New paint and tiles. * New HVAC (described at the top). Easy access to nearly everything: Great restaurants, great gyms, Cornish College, Amazon/SLU, Google/SLU, Broadway, QFC, I-5; the location can't be beat! The walk score for this property is super! Renter(s) is/are responsible for utilities: gas, water, electric, cable tv, etc. This unit is responsible for 100% of its individual electric meter and 1/3 of the shared electric meter (both billed every other month), 1/3 of the water/sewer/garbage bill (billed every other month) and 1/2 of the Puget Sound Energy bill (billed monthly). Due at time of signing: first month rent + last month rent + security deposit. We can work out a payment plan for the security deposit. No smoking in building. No exceptions. No smoking anyplace indoors. Verification of income: the applicant needs to provide a copy of their most recent paystub and reference for us to verify steady employment. Self-employed persons will provide bank statements for the last 3 months and signed tax returns for the last 1 - 2 years to show predictable income. We understand that that many good residents are not currently employed (e.g., retired, disabled, student, etc.) and that all income sources should be considered. We will use verifiable garnishable wages or government and/or charity program vouchers or government issued payments. Income to rent ratio of 3:1 is required. Debt to Income ratio will not exceed 33% of the applicants' income. Your credit score needs to be above 720. We will accept a tenant screening report done through this site. Each rental applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors. Applicant should be able to provide references from previous housing provider(s) for a minimum of 12 - 24 months, and have no prior evictions. We have policy that allows guarantors/cosigners when an applicant does not meet one or more criteria. They must personally furnish a signed guarantee that they will cover your expenses, including rents, utilities, insurance, etc, if you cannot. As a condition of occupancy, Resident agrees to provide a copy of an "Insurance Policy" with minimum liability coverage in the amount of $500,000 to cover damage and/or injury caused by pet. This policy must stay in force throughout the term of tenancy. If policy is not maintained in force, pet(s) will immediately be removed from the property. Other: Resident agrees to comply with all applicable ordinances, regulations, and laws governing pets. Barking dogs are a nuisance to the neighborhood. If we get more than one neighbor[hood] complaint, or if animal services are called you can be served a ten (10) day notice to comply with the terms of this addendum and possibly face eviction as per Washington State Landlord-Tenant Law. Lease duration NOTE: We will follow Seattle and WA law summary on restrictions using rental payment history between March 1, 2020 and December 31, 2021 (COVID). We require applicants to provide their photo ID at the showing and signing as a safety measure. We perform an individualized assessment of any adult on a county, state, or national sex offender registry to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, your age at the time of conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider. Tenant pays utilities; security deposit plus first and last month rent. If you have a pet, these terms will be in effect: small dog is defined as a dog 22 pounds or less. We will require a statement from a licensed vet and issued within the last 60 days. No dogs above that weight. Animal cruelty will be reported to the authorities, and you will be served a ten (10) day notice to comply with the terms of this addendum and possibly face eviction as per Washington State Landlord-Tenant Law. No pets with a history of aggression, incontinence, marking, or destructive behavior. Tenants will put dog bowls on a plastic tray (saves from spills). Any landscaping or property damage will be paid for by the tenant. In addition to the one month of security deposit and a pet-specific security deposit of 25% of one month of rent is required and Resident understands that this will be refundable after termination of the rental agreement and premises have been inspected. A NON-REFUNDABLE ONE-TIME fee of $330 per animal is required. This fee will be used for the specified use (i.e., carpet cleaning, pet deodorizing, flea treatment, etc.) The pet must have proof of all shots and vaccinations. The pet must be spayed or neutered. Any cleaning, fumigation, or damage repairs to the unit, building, grounds, flooring, walls, trim, finishes, tiles, carpeting, etc. that are necessary as a result of the pet will be the full responsibility of the Resident. The pet will not be allowed out of the unit unless it is in the custody of Resident and on a leash not to exceed five (5) feet in length, if applicable. The pet will not be left outside of unit at any time while unattended. Resident agrees to keep pet under control at all times. Should the pet become a nuisance due to noise, barking, or damage to buildings or grounds, etc., Resident agrees to immediately remove the pet from the premises upon Manager's request. If Resident does not comply Resident shall be served a ten (10) day notice to comply with the terms of this addendum and possibly face eviction as per Washington State Landlord-Tenant Law.
