This home is located in a quiet, neighborly area with lots of trees, close to Fairhaven (15 minute walk), parks, trails, and the Fairhaven transportation hub (Greyhound and FlixBus, and Amtrak train, Airporter Shuttle, and Alaska ferry).
The flat has its own door off a shared front entry. Upstairs will also be under long term lease or short-term rental. Ceiling and stairway between floors is sound-dampened. There's ample parking in driveway and in front along the street.
Other perks include large, covered front and back porches/patios, 6-person jetted spa under the sky, large back yard garden with benches, trees, fruit trees and berry bushes and a fire pit, sheltered storage for bikes, etc. Since care of the landscape, greenhouse and garden beds is tenants' responsibility, someone with gardening experience is preferred (and would enjoy this place the most), and a rent reduction may be negotiated in some cases.

Owner pays for water/sewer, biweekly garbage, recycling, and compost pickup, basic internet. Renters pay 1/2 power (electric), additional garbage pickup.
TENANT TO PAY a non-refundable security fee in the amount of one month's rent, and a nonrefundable fee of $200 to cover cleaning and administrative costs, including tenant screening fees. After deductions for any additional cleaning and repairs necessary to restore the premises to its original condition (less allowance for reasonable wear and tear), along with deductions for any rent due (including rent loss during periods of restoration), late fee, caused inspection/eviction, utility, notice, legal and any breach of contract costs, the balance of the security fee shall be refunded pro rata to any or all of the remaining tenants.
Rent is due on the first day of each month and is the responsibility of tenant to deliver to landlord/agent along with all notices and written requests. Any rent due not paid by the 4th day of the month is subject to a $40.00 late fee charge with an additional $10.00 for each late day thereafter. NSF checks shall be assessed $30.00 each along with any additional late day fees.
Tenants agree to use only Note that scent free/unscented or all natural scent products for home cleaning and laundry. No pets allowed except on approval by owner and an additional deposit of $500. Smoking and vaping prohibited indoors, near home openings, or when neighbors are likely to be impacted.
Tenant shall give the landlord or agent at least 20 days' written notice prior to the end of the yearly rental period of intention to vacate the premises. Tenant shall, at the expiration of any notice vacate provisions, shall surrender the premises and keys to the landlord/agent per this agreement.
Following proper landlord/agent notice, tenant shall allow access to unit at reasonable times. Landlord/agent may enter yard and place/maintain business signs/postings on the premises as deemed necessary for business operations. Additionally, landlord or agent may enter the tenant's premises for purposes of: (1) inspection; (2) cleaning, repairs or alterations; (3) other services; or (4) showing premises; provided access is at reasonable times with proper notice (no notice required for emergency, end/term or abandonment).
Tenant agrees to maintain grounds in good condition (subject to any landlord specifics); and to keep driveways, walks, porches, and garages clean and clear of obstructions. No unauthorized parking, storage, or accumulation of waste.
Quiet hours are between 10 pm and 8 am unless special arrangement is made with other renters or neighbors likely to be impacted. Tenants who repeatedly make excessive noise will be considered to be in breach of contract.
