Parking available in the driveway or on the road. The house is just down the block from the Mall and about 5-10 mins from Western Blvd. Rent includes cost of utilities, WiFi, electric, and water. 1st month, and last month rent due upon signing. There is no pet deposit fee required. Must be ok with other dogs in the house! The security deposit for the rental premises is Seven Hundred and Fifty Dollars ($750) including all the roommates combined deposits. The New Tenant agrees to accept responsibility for damages, which my pet(s), my guests, or that are cause and will reimburse the other roommate(s) for the part of their security deposit withheld for these damages. -Rent The total rent according to the lease agreement is Seven Hundred and Fifty Dollars ($750) per month. The New Tenant agrees to pay Seven Hundred and Fifty Dollars ($750) per month on or before the due date set forth in the lease agreement. Due date for rent is no later than the 1st of every month. All payments will be made to Landlord/Principal via wires transaction (Navy Federal Credit Union Deposit) or cash. The New Tenant understands that the owner of the property can evict all of the tenants if the landlord does not receive the rental payments in full and on time each month. -Utilities The New Tenant agrees that the following utilities are included in their monthly payment of Seven Hundred and Fifty Dollars ($750): Water, Electricity, Wifi, Trash -Move-Out If, for any reason, the New Tenant moves out of the rental premises before the lease has concluded they realize that it is their responsibility to find a replacement tenant. The New Tenant is to take reasonable steps to find a replacement roommate who is acceptable to the present roommates. If one of the roommates moves out, the New Tenant understands that it the Landlord/ Principal Tenant's responsibility to take reasonable steps to find a replacement tenant. The New Tenant understands that it is in the best interests of all roommates to replace any departing Roommates are responsible for cleaning the shared bathroom when needed. All common areas are open for roommates use (living room, dining room, kitchen, hallway bathroom, and back yard). Items that are left in the common areas are open to use by everyone in the house unless otherwise specified. No smoking will be conducted in the house. Roommates/ roommates guests are responsible for cleaning up smoking materials. No drug use will be permitted in the house or on the property. If caught roommate/ roommates' guest will be evicted/ thrown out. Parties will be discussed and agreed upon by all roommates. Overnight guests are allowed, sleeping arrangements for guests will be arranged with roommate's approval if the guest is not sleeping in the roommate's room. Guests that stay in the house for 14 days or more within a month (consecutively or not) will pay two-hundred and fifty dollars for the 14 days and assume paying five hundred dollars per month following their initial 14 days. All roommates will buy their own food, and drinks. No one will consume each other's goods unless otherwise specified. No cats are allowed in the house. Dogs are allowed, if approved by all roommates. Any other animals will be subject to discussion/ approval by Landlord/ Principal Tenant.
