Credit History and Score: Landlord will obtain a Credit Reporting Agency (CRA) report, commonly referred to as a credit report, to verify your credit history. If credit score is 599 or below, additional deposit and/or additional rent amount will be required. You must not have a non discharged bankruptcy. Criteria: 5. Failure to Provide Accurate and Complete Information: Your failure to provide accurate and complete information in your application or your provision of information that is unverifiable will be considered by Landlord when making the decision to lease the Property to you. Criteria: 6. Pets: Landlord will not permit pets except service or assistance animals which fall under the Fair Housing Act. Criteria: 7. Smoking: Landlord will not permit smoking anywhere on the property. Criteria: 8. Security Deposit and First-Month's Rent: Funds paid to Landlord electronically and must be received 72 hours after Lease signing or 72 hours before Lease commencement date, whichever occurs first.
