Tenant pays security deposit ($2000) + first month's rent at signing. Tenant pays for utilities (heat, electric, garbage pickup, water/sewer). Tenant also responsible for sidewalk snow removal. Parking is NOT included but is ample and free on the street. $400 deposit for any pets. Smoking is NOT allowed. Any repair needed to the premises will be taken care of by the Tenant who will call in repair services and coordinate repairs if needed. The Tenant will notify the Landlord about any scheduled repair. Repairs of up to $100 do not need pre-approval by the Landlord and will be paid by the Tenant. Repairs in excess of $100 need pre-approval of the Landlord prior to commencing work. The cost of an approved repair, minus $100 deductible paid by the Tenant, will be deducted from the rent the Tenant will pay the Landlord in the following month. The total amount of such deductions paid by the Tenant for repairs shall not exceed $100 x 9 = $900 for the entire duration of the Lease Agreement. Lease term: August 1, 2022 - July 31, 2023
