This house is in a great midtown location near Candler and Memorial hospitals. It's an older house but well-maintained. It's a 2 bedroom, 1 bath house with an enclosed back porch and off-street parking in the back. The kitchen is small but nice. Brand new, white shaker cabinets, granite countertops, and a new vinyl tile floor. All other rooms (except bathroom) have hardwood floors. There is a high-efficiency, geothermal HVAC to save money on your utilities. The house is all-electric so there is no gas bill. The back porch has hookups for washer/dryer. There is currently no washer/dryer installed since many tenants have their own. If a prospective tenant doesn't have their own, I'm willing to consider getting them; let's discuss. The lease term is 1 year. Deposit + 1 month rent is due before move-in. The owner pays the water bill, so the electric is the only basic utility bill ! Extras such as cable TV and high-speed internet are at the option and expense of the tenant. Yard work is the responsibility of the tenant. Pets: Cats are okay but no dogs, please. Rental applicants: Once you see the house, if you like it, the next step will be filling out an application. In general, I want a tenant who will pay their rent on time and take care of the house. To that end, here are some specific things I look for: - Tenants should have an income at least 3 times the rent amount. - The longer you have stayed at your present job or at least in your industry, the better. Income stability is very desirable in a rental tenant. - The longer you have stayed at your previous residence, the better. Stability in a tenant's rental situation is also desirable. - I don't charge an application fee per se, but I do ask tenants to generate a credit check on themselves during the process, and there is a fee of about $30 for this. I don't have a hard limit on credit score, but generally the higher the better. Someone who pays their other bills reliably will probably also pay their rent reliably. - I strongly prefer a non-smoker.
