    What's special

    Property has a single story home that is perfect for a hunting cabin. Property has a few old barns that could be used for unlockable storage. Property taxes are paid year of and once in October at the rate of $1,528.74. Property has timber value on it. Hardwoods and cedar. We have never had a timber evaluation. Property is located in a very rural area and surrounded by large tracts of privately owed properties. A short drive down the road will allow you a second option to hunt in a Wildlife Management Area controlled by the state of Kentucky. Property is 1 hour from Louisville, 20 minuets from Frankfort and 1 hour 26 minuets from Cincinnati. This property comes with a habitat design and plan that has been in place since September 2019. The property was consulted by Jake Elinger of Habitat Solutions 360 and all information received from his company will be included in the sale. You can see an Arial of the habitat plan in the photos and videos I’ve provided however there is an extreme amount of information that comes along with that plan. All the planned hinge cutting for bedding has been completed and is marked on the ONX app that will be shared with buyer. Food plots have been in place since 2020. Mainly clover with a few other fall plots sprinkled in close to the clover. 90% of open fields have been left to grow back to natural succession which has created a ton more cover for deer and turkeys.
