Parking Policy

Sewer & Drain Responsibility Addendum
Tenant agrees to use all drains, toilets, and plumbing fixtures in a responsible and proper manner. In the event of a sewer line backup, clog, or drainage issue, the landlord will arrange for an inspection by a licensed professional. If it is determined that the cause of the issue is due to improper use by the tenant including, but not limited to, the flushing of non-flushable materials or disposal of grease, food, or foreign objects the tenant shall be responsible for the full cost of any required main line or drain cleanouts, repairs, or related plumbing services.
Right of Entry for Inspection
Landlord reserves the right to enter the premises for the purpose of routine inspections, maintenance, or repairs, provided that the tenant is given 48 hours notice. Inspections will be conducted at reasonable times and with respect for the tenant's privacy.
Mold Addendum
Tenant acknowledges that the Premises are free of visible mold at the time of occupancy. Tenant has the right to conduct an inspection prior to signing this lease agreement. If Tenant chooses not to conduct an inspection, they are agreeing to waive inspection acknowledging that right was declined.
Renters Insurance Requirement
Tenant is required to maintain a renters insurance policy with a minimum liability coverage of $100,000 throughout the duration of the lease. Proof of insurance must be provided to the landlord prior to occupancy and upon request thereafter. The policy must name the Landlord as an additional interested party (not as an insured) to receive notice of any changes or cancellations.
Lease Term
The term of this Lease shall be for one (1) year.
Early term clause
Early lease termination will incur a fee of 2.5x rent payments.
Late Payment Clause
Tenants shall pay a late charge of 5% of any rental amount not received by Landlord at the above address by 5:00 p.m. on the fourth day after the date the rent is due. (If rent is due on the first, a late fee will be assessed if rent isn't received by 5 p.m. on the fifth.)
Tenant Responsibility for Damages Addendum
Tenant shall be held responsible for the cost of repair or replacement for any damage to the premises, its fixtures, appliances, systems, or surrounding property that results from negligence, misuse, abuse, or improper behavior by the tenant, their guests, or any other persons occupying or visiting the property with their permission.
This includes, but is not limited to, damage caused by:
-Failure to operate appliances or systems in accordance with provided guidelines
-Improper disposal of items into plumbing or drainage systems
-Unauthorized alterations or modifications to the premises
-Failure to report maintenance issues in a timely manner
Tenant agrees to maintain the property in a clean, safe, and orderly condition and to use all facilities and features of the home in a responsible and respectful manner. The landlord retains the right to assess costs for repairs arising from any such actions and may deduct those costs from the security deposit or seek reimbursement directly from the tenant.
