Unit A, on the east side of the house, has 3 main large rooms (kitchen, living and bed rooms each around 200-250 sq ft) with 12-ft ceilings. It has a private laundry room with electric hook-ups (appliances not included) and a private, roofed porch with a porch swing accessed through French doors in the kitchen. The apartment has an electric stove, new dishwasher and refrigerator, lots of closet space and dedicated driveway parking. This is a 12-month lease for half of an iconic Victorian duplex in Gainesville's historic district; no subletting permitted, no overnight guests for longer than a weekend without express permission from the landlord. Rent is due the first of each month, with a $50 late fee after the 5th of the month. The other side of this rental has shorter-term renters (mostly professionals) who have been expressly told no parties, smoking or vaping. Quiet hours for both units are 10pm to 9am, so reasonable care should be taken to respect other parties peace during those hours.
