Cute, freshly remodeled Victorian cottage in Gainesville's historic district, 5 blocks from the Gainesville Square and 3 blocks from historic Green Street. While the cottage is historic, most of the interior is brand new: new kitchen cabinets, granite countertops, dishwasher and refrigerator; new paint and LVP flooring throughout; the bathroom was completely remodeled in 2023. This is one of two ground floor, one-bedroom units at this address; Unit B is a short-term rental catering to traveling professionals on longer stays; there is a shared entry hall. (Photos with furniture are from unit B, across the hall, as new paint and floors in this rental has been underway.) LANDLORD PAYS FOR WIFI. Unit A, on the east side of the house, has 3 main large rooms (kitchen, living and bed rooms each around 200-250 sq ft) with 12-ft ceilings. It has a private laundry room with electric hook-ups (appliances not included) and a private, roofed porch with a porch swing accessed through French doors in the kitchen. The apartment has an electric stove, new dishwasher and refrigerator, lots of closet space and dedicated driveway parking. This is a 12-month lease for half of an iconic Victorian duplex in Gainesville's historic district; no subletting permitted, no overnight guests for longer than a weekend without express permission from the landlord. Rent is due the first of each month, with a $50 late fee after the 5th of the month. The other side of this rental has shorter-term renters (mostly professionals) who have been expressly told no parties, smoking or vaping. Quiet hours for both units are 10pm to 9am, so reasonable care should be taken to respect other parties peace during those hours. Tenant is responsible for electricity, gas and water payments to the various providers and is responsible for interior cleaning. Problems or repair needs must be reported to the owner ASAP so repairs can be made before serious damage occurs. Owner maintains exterior and common entryway and pays for WiFi. There is NO smoking for vaping on the property. There is a spot in the driveway reserved for unit A, and one for for unit B. Additional spots can be used temporarily for guests as long as cars to not impede the first two spots. Will consider a dog under 35 lbs. with an additional damage deposit of $300. Sorry -- no cats. Tenant agrees to pick up after a dog EVERY DAY as a courtesy to the lawn service provider. Repeated violation of this is grounds for terminating the lease. Credit score over 700 preferred.
