    What's special

This sale is for the property, residence, business, and all other items related to such. Located in the historic town of Weaverville, Ca, at the base of the Trinity Alps and within eyes view of Shasta Mountain, there is no shortage of beauty in every direction. World class fishing runs rampant in Trinity County all year. This is a residence and an operational motel that has 14 rentable units, which are rented out most everyday. This includes a 1bdrm cabin with a full bath and kitchen, an attached garage and fenced in backyard. 1small cabin, 8 Smaller cabins with carports, 2 of which have kitchenettes, and 4 regular motel rooms. We have a fish cleaning station, and horseshoe pit as well. The property consists of 1.8 acres, with plenty of room to expand. Perfect location as we are located behind the county library, at the edge of downtown, across from the forestry division, and on a viable transit stop. The feeling here is that of the deep and private wilderness. Surrounded by large trees including several apple and 1 pear tree, a large grape vine, and blackberrys. There is a large 2 room work shed on the road. We are pet friendly, and have encountered all wildlife native to this area. A state of the art security system is also in use. It includes 7 high tech cameras which will record the grounds with motion control, facial recognition, animal detection, playback and so much more. There is a seasonal creek on the property which was home to 5lbs of gold daily, back in the late 1800’s. Great history is within this property. Walking distance to the courthouse, hospital, schools, stores and dining and much more. The main house is a bit outdated. It functions as the office as well. The kitchen and living rm are spacious. There is a hand built fireplace in the living room that acts as a stone built BBQ on the reverse side on the back patio which is fenced in with a bit of privacy, and a large grape vine for shading. The business laundry room is attached to the main house, along with a large breezeway used for storage. The residence has 1 bd with an attached room that could act as another motel rental since it has a full bath and a private entrance of its own. We use it as a second bedroom. There is also some beautiful stone work surrounding the residence. An RV, or trailer space is on top of the hill, with full hook ups. This is a great spot for extra rental income, or for an employee, or family member. This would be the perfect place for a retired couple who isn’t quite ready to stop working. I would not recommend this property for a multi child family, as the main residence has only 2 bedrooms available. There are several repairs that need to be made. All are cosmetic in nature except for one out of service cabin unit that needs some electrical maintenance. We have been making repairs on the carports and remodeling the units by painting inside and replacing the flooring, and some furnishings. This isn’t the kind of place that people want to see become modernized. The appeal to the property and rental rooms are the rustic and cozy feel. Cable TV, microwaves, mini fridges, and coffee makers are available to every rental room. They all are equipped with window a/c units and wall heaters which are maintained every month. A beautiful stone fire pit is in the center of the property, this is a great addition especially for the summer nights, and there are bbq grills strategically placed throughout. An operational sprinkler system is also available for the grounds. A golf cart that has 6 brand new batteries comes with the property as well as all furnishings, supplies, equipment and tools. Only our families personal items will be taken off the property upon exiting. Please, serious inquiries only. No sales or other schemes.
