    What's special

NOTICE: We have chosen not to have internet in our home. If you wish to contact us, please call. There are 39+/- acres available on this farm. The front 8+/- acres has a 2100+/- square foot brick ranch including full finished basement. There are 660+ feet of frontage on M-79 Hwy. at the front of the property. It includes the house, two barns, spring fed pond, and 3 +/- acre hay field. The yard including the barn area is fenced with 4X4 fencing to keep children or dogs in and strays out. There are also beautiful flower beds and a garden area. The remaining 31 acres has a 7 acre +/- hay field which is accessible off of Scott Rd. There are two separate pastures which include a spring fed water trough for livestock. There are apple trees, gooseberries, and mulberries throughout the property. There are plenty of deer, wild turkey, and small game. There is a nice building spot (which has been perked) toward the back of the property that has a view of Thornapple Lake (known for a wide variety of game fish) in the distance. This property is ½ mile deep between M-79 and Scott Rd. There is a current survey on file which was completed to split the property. The house is very solid. It has 3 bedrooms, and 1 3/4 baths. There are two bedrooms upstairs, and one bedroom down in the full walkout basement. There is new paint and flooring throughout most of the home with many additional updates. The kitchen has new paint, flooring and counter tops. The upstairs bathroom sports a new tub/shower, new cabinets and flooring. There are replacement windows that were installed in August of 2019 as well as new entry doors. The basement includes an area that was previously a garage (264 sq ft of additional room). It has been modified into a pantry/storage area. It can easily be returned to the use of a garage. The stove, water heater, and furnace are all propane. The water softener will be included in the sale. The home also has central heat and air. The full basement has a large bedroom and a 3/4 bathroom. It also has a wood burning stove that is used to heat the home. We had no reason to use the propane furnace this past winter as the house heats extremely well with wood. The barns are in good condition. The first barn is 48' X 32' and has a loft area and a poured cement basement. It also includes an area that is currently used as a shop. The second barn is 44' X 32' with a partial cement floor and large sliding doors. It could be used to start your own business. The pond is approximately one acre and has fish. There are a couple of fruit trees planted in the front yard. At least one of them is a cherry. They are young and need some pruning/shaping but they will give years of fruit to your family. This property is located an equal distance between Hastings and Nashville. It sits just outside an Amish community with a local Amish store which has kitchen goods to horse tack and everything in between. They also sell bulk foods. This property is very close to Moo-ville which sells the best ice cream around, and also has a food menu, sells milk, and has a petting zoo. M-79 Grocery, just down the road from Moo-ville, is a nice discount grocery which also has bulk foods available. Thornapple Lake, with good fishing, is just minutes away. Nashville has a very nice walking/bike path. Hastings has much to offer and sits on the Thornapple River. Charlton Park is within biking distance and provides a great look into history. Charlotte and Battle Creek are larger towns in the area and are an easy 35+/- minute drive away and have much to offer. The larger towns of Lansing and Grand Rapids are approximately a 1 hour drive. Please allow 24 hour notice when requesting to view the property. We request no Saturday calls or requests for viewing. We are available any other day of the week. All reasonable offers considered.
