Your application fee is used to do a complete tenant check background examination and will not be refunded if refused. 1. Unsatisfactory references from landlords, employers and/or personal references. You must list references and they will be contacted. Failure to list references will result in refusal of your application. Any report of: repeated disturbance of your neighbors' peaceful enjoyment of their homes; report of gambling, prostitution, drug dealing or drug manufacturing; damage to the property beyond normal wear and tear; report of violence or threats to landlords or neighbors; allowing people not listed on the lease or rental agreement to live in the property; failure to give proper notice when vacating a property; or a report from a landlord who would not rent to you again, will result in refusal of your application. 2. Evictions. Any eviction on the Eviction Report will result in refusal. 3. Credit report. All adults must meet the Credit Score Requirement. If your report shows you are not current with any bill, or that you have bills that have been turned over to a collection agency, or have been sued for a debt, or have a judgment for a debt, you will be rejected. These bills do not have to be debts connected in any way with housing. 4. Time at Employment. You must have steady employment of at least six months. You must prove your time of employment. 5. Smoking. This is a non-smoking home/property. This includes tobacco, marijuana, and any other substance that is smoked. This policy applies to tenants as well as family members and guests. Any smoking at the property by anyone will be a violation of the lease and will result in termination of the lease and you will be required to leave. 6. Verifiable source of income. You must verify that you bring home an income that is at least three times the rent. Any less than that just makes paying the rent too hard. You will need to provide a work reference who can verify your pay, along with your official pay documentation. Example: Rent ($850) X 3 $2,550/month (Annual Income must equal at least $30,600/year or $2,550 per month) 7. Pets. No pets are allowed. Pets include any type of animal. 8. Any evidence of illegal activity. If any evidence of illegal activity comes up on your background, it will be satisfactory evidence for rejecting your application. For example, a letter from a police department warning a previous landlord of any illegal activity on your part would be sufficient evidence to reject. 9. History of late rental payments. Any history of late rental payments in your background check will result in refusal of your application. 10. Insufficient income. Your debts cannot be so many that paying the rent would be burdensome to you. These debts include credit card bills, car payments, phone payments, etc. Your credit report will show your outstanding debts and it must be determined that you can easily afford to pay the rent for this property. It is not in your interest to take on a rent payment that would put you in any danger of having to make delinquent payments, getting evicted, and ruining your credit. Insufficient income could reasonably be if the scheduled rent exceeded 35% of your gross monthly income. We require proof of all income. 11. Too many debts. Even if your gross income is sufficient, you may have so many other debts that you would be hard pressed to make all the payments. All contracted debts, including rent, cannot exceed 50% of your gross income. Contracted debts would be such things as rent, credit card payments, car payments, loans, etc. 12. Conviction of any crime which was a threat to persons or property in the past five years. Included in this are drunk driving convictions, burglary convictions, robbery convictions, drug manufacturing, drug dealing, drug use, and other such misbehavior. Lease duration 1 year. Snow plowing, lawn moving taken care of by landlord. Snow shoveling from apartment door to vehicle is tenant responsibility.
