The signed lease is for one year. Rent is due on the first of each month. Identification and proof of employment must be provided. A background check is required for each adult, over the age of 18, to reside at this residence. If there is a charge for this inquiry, it will need to be paid when submitting an application. If the applicant is accepted and charged, the fee will be deducted from their first month's rent. Unfortunately, pets are not allowed. During that time, the owner is responsible for the repairs to the property, landscaping, replacement of furnace filters, and paying for the trash removal. The renter is responsible for the gas, electric, and water bills. Also, for placing the trash containers near the curb to accomodate the Alpha Waste trash removal company's weekly pick up. And then returning the empty containers to the side of the building, on the driveway. A guest staying more than two weeks is considered a resident, and must obtain a separate lease. Smoking, drunkeness, loud music, and illegal drugs or weapons are prohibited on the property and are grounds for terminating the lease. Issues involving law enforcement, the courts, or the fire department may be grounds for terminating the lease. Likewise, inappropriate and annoying parties that interrupts the enjoyment of the neighboring residents' lifestyle, are also prohibited. Damages to the property resulting from carelessness or accidental situations, attributed to the resident or their guest, needs to be reported to the owner within twenty-four hours. Repairs will be done through the property owner and billed to the lessee, for immediate payment. Pests and insects are to be reported quickly to resolve the problem. Vechicles are only to be driven and/or parked on the driveway or along the street's curb. Not on the yard, not in the tree lawn areas, or blocking the sidewalk. Vechicles are to be maintained, with no leaks, and driveable. Signs and/or changes to the property need to be approved by the owner. This is a residentual apartment; as such, appliances and the property are not to be used to support a business endeavour, a charity, or used for the benefit of anyone not on the lease agreement.
