This is only with terms of consideration Must show proof of income + 3 References + Previous Rental History + Have ALL utilities turned on before Move-In *unless All Bills Paid option was chosen Rent is DUE the 3rd of each month **If rent has not been paid in FULL by the 18th of the month a $15 per each day it's late fee will be mandatory and enforced ($225+ monthly rent will be due on the 18th or $15 per each day it is late after the 3rd) *If the Rent + Late Fees have not been fully paid the Tenant(s) 18 Days Past Due a notice to vacate may be given. *If the tenants do not fully move out of and clear the property of their belongings. Any security deposit that was not fully paid will be due, rent and late fees will continue to acquire and there may be a cleaning & removal fee of $500 if the property is left unclean and full of items. We understand things happen and can sometimes, after carefully considering the circumstance be willing to work with you on payment. Only one time will this leniency be given. The house is Rented as it is.. I can leave it furnished including Gas Range, Refrigerator, Dishwasher, Bed(s), Couch, TV stand and Kitchen Table Home is fully functional, livable, structurally sound and there are NO issues with plumbing, heat/air, electrical. There is concrete flooring in Master and Living in which I will leave large area rugs and would consider taking off some of the rent if you choose to paint those flooring areas or lay cheap tile.
