. Tenant shall pay Landlord base rent, monthly, in advance, on the fifteenth (15th) day of each calendar month during the Term. Monthly base rent shall be $2,100 per month ("Rent"), and Rent shall include Landlord's payments for real property taxes and insurance on the Premises and Tenant acknowledges that such real property taxes and insurance amounts may fluctuate and hereby acknowledges and agrees that Rent may change in connection therewith.
