Applicant Qualification Criteria for Renting at: 4849 SE Knapp Street, Portland, OR 97206
We are working with neighbors other landlords in this area to maintain the quality of the neighborhood. We want to make sure people do not use this rental for illegal activity, so we have a thorough screening process. Before filling out an application, please review our list of criteria below. If you feel you meet the criteria, please apply. 1. A completed and signed application from all proposed occupants over the age of 18 must be submitted. ALL LINES MUST BE FILLED IN. Incorrect or misinformation will disqualify you as a prospective renter.
2. A $35.00 screening fee to be paid by the applicant(s) after an application has been approved (and complies with the rental criteria). The screening fee is for the purpose of running credit, eviction, and criminal reports.
3. You must provide 2 pieces of valid photo I.D. (a drivers license or state issued ID). Other forms of photo I.D. could include a bankcard, passport, employee I.D. Both of these need to be presented with completed application.
4. You must have a credit report that demonstrates a willingness to pay financial obligations on time. A credit score of 650 or lower may require a co-signer.
5. You must have no records of eviction.
6. We require favorable responses from references and previous landlords (2 years rental history and/or 2 separate landlord references).
7. Employment History and Sufficient Income: Must have sufficient, legal, and verifiable income to meet present and future obligations (W-2 forms, bank statements, and/or paystubs).
8. Rental History must be verifiable from unbiased sources. If you re related by blood or marriage to one of the previous landlords listed, or your rental history does not include at least two previous landlords, your application may be declined, or we may require a qualified co-signer on your rental agreement. Qualified co-signers must meet all screening criteria.
9. A history of criminal behavior may result in denial of your application. You will be denied if you have a conviction for any type crime that would be considered a threat to real property or the ability of other residents to peacefully enjoy the premises.
10. A security deposit of $1,200 is required with first and last month s rent.
11. Please note our property is smoke-free. If you rent this home, there is no smoking of ANY kind on the property (tobacco, recreational/medical marijuana, vaping, or any other devices). Marijuana (or any other kind of drug) may not be grown, made, or distributed on the property.
12. The home you are applying to live in will be solely a place of residence, not a place of business. Example you may telecommute via your employer but may not run your self-employed business from home (i.e. daycare, mechanic, etc.).
13. Tenant responsible for yard maintenance or may be subject to landscape service fee up to $150/month.
14. ORS 90.222 The accepted applicant will be required to obtain renter s liability insurance.
15. We will accept the first qualified applicant.
If you are accepted, you will be required to sign a 12-month rental agreement in which you will agree to abide by the rules of the rental. A complete copy of our rental agreement is available for review.
