    An old house with an odd layout, the pool and patio are in need of some work, but everything works just fine if you are not picky about it looking perfect. It has been a short term 'airbnb' rental for the last two years (do not contact me asking to sublease for STR). It is a very fun house for young people or families. It has a pool, a sauna, and a large patio. The concrete driveway can park 6 or more cars. The street is quiet yet close to Nolensville shopping and the zoo. The house could be rented furnished or unfurnished. There is a separate unit on the premise that is rented separately. It is a 700 sq ft pool house. The tenant is there about half the year, but does sometimes need a parking space. It is a separate building about 25' from the house, and right beside the pool. It's more like a neighbor, but it is on the same property and uses the same driveway & mailbox. The pool needs semi-professional or professional maintenance, and cannot be neglected. My neighbor currently cleans it for $325 / month. That is included in the rent. I used it year round for cold plunges in the winter and rinsing off after the sauna, so i'd recommend leaving it open all year, but you could also have it closed for the winter. Lawn mowing & care is the responsibility of the tenant. I have a guy mowing for $90 / mow, and he would be happy to continue, but you would probably pay him directly unless you are renting less than 6 months. If you want to rent less than a year, that is a possibility. It is fully furnished and supplied right now, so i could rent for a month or two or three, but the rate would need to go up about $400 for that because i would continue to pay the electric, water, and internet bills. Complicated with a pool, large yard, and detached pool house. Owner pays for required pool maintenance. Tenant pays for the electricity to run the pump since there is no way to split that off. Tenant pays for damages to the liner such as a cut. Dogs are not allowed in the pool. Detached pool house on the same property is rented to another tenant, and he needs one parking space. He is not there much (about 2-3 months per year) but is allowed to be there whenever he wants. Electricity is not separated, but the tenant of the main house pays for pool house electricity. That is part of why the rent is cheap - you could just figure that you get $100 off rent to cover that, and it usually covers it. Tenant pays water, internet and all other utilities. Water is typically $60, electricity varies by season, but can be as much as $500 in the coldest winter months, though it is usually $200 - 300. Door locks are combination keypad smart locks. Owner will give the tenant 3 combinations, and can change or swap them whenever. Tenant pays for and replaces batteries. Tenant is responsible for lawn care and maintenance. Owner has a guy who has been mowing for $90. Summer mowing is weekly, then every other week in the fall and spring, and only once or twice during the winter. probably about $2,000 per year. There are two gates to the pool fenced in area. Tenant is responsible for locking. 12 month contract, then month to month. No smoking or vaping. Occasional visitors smoking or vaping outside is ok, but never indoors. No pets. Visiting pets may not go in the pool. Furnishings: The house is currently fully furnished because it was a short term rental property. I will definitely leave all the major appliances there. I could leave some of the other furnishings there depending on the tenant's preferences. I am especially happy to leave beds there. I could leave some sofas or the keurig, but i am not as likely to leave all 4 TVs. We can talk about what would be helpful when you visit the place. It could include absolutely everything if you need a turnkey place, but i would probably charge another $100 on rent for all that, like dishes, silverware, showercurtains, linens, vacuum, hair dryer, etc.
