This 1 Bedroom/ 1 bath apartment is one of 4 units in a converted Victorian home in the Cedar Park neighborhood. The apartment is on a quiet tree-lined block, within close walking distance to Clark Park and shops and restaurants on Baltimore Ave. You can catch the Trolley into University City or Center City for an easy commute. A bus line to South Philly (the 64) is right at the corner, and there is a a Regional Rail stop 3 blocks away on 49th St. The apartment has high ceilings and gets good light. You enter into the living room, which leads into the kitchen. The rear of the apartment has the bedroom, bathroom and a small storage room that gives access to the backyard. The apartment is warm and comfortable in the winter, and stays surprisingly cool during the summer. Free shared laundry in the basement. There is access to both a shared porch, and large backyard. There is an onsite building manager who is very responsive and takes care of repairs quickly. You would be welcome to garden in the yard, as long as you talk to the building manager first. Pet Policy: no pets, but the management company will respect it if you have an emotional support or service animal and provide them with a letter. Available June 1st. You would be taking over the lease from the current tenant, and would have the option of signing on for a 3month (ending Sept 1 2025), or 15 month (ending Sept 1 2026) lease. Rent is currently $1175, and will raise to $1200 starting Sept 1st when the lease renews (if you decide to take on a 15 month lease). Gas and heat are included in the rent. Tenant pays electric (my bill typically runs about $25, or $30-40 if I'm running the AC). There is a $20 per month charge for water/sewer. The management company charges a fee of $25 per month for their Resident Benefits Package. Monthly Rent and fee total: $1220 June-August, $1245 starting Sept 1st. Lease transfer process: The lease would be with New Age Realty. If you want to apply for the unit, I would put you in touch with them and they would walk you through the screening process. They require proof of income showing 3x the amount of one month's rent. Or if you have a co-signers they will need to show 4-5x the amount of one month's rent. There is a $60.00 application fee. At the time of the lease reassignment, you would pay 1st month, last month, and security. Before you apply, I'm happy to share the lease agreement for you to review, as well as the PDF outlining the lease reassignment procedure.
