The Carriage House is a great space that was recently remodeled that sits in the back yard of my home. All bills are an additional $200 including; electric, gas, trash, water, waste, and internet. There are 2 rooms, one is a living room/kitchen area, and the other is a bedroom and bathroom area. There is an oven, stove, microwave, dishwasher and sink in the kitchen area. The bathroom has a stand up shower and sink. We are an LGBTQ+ inclusive family and safe space. There is a maximum of two tenants allowed in this space.
Outside there is a small private fenced in patio area. The carriage house and private patio area are fenced in suitable for a dog or cat.
The carriage house is located in the back yard of the main house that is my home. There is one parking spot for a small car in the alley, otherwise plenty of street parking. Since this is my home and address, the carriage house can be accessed through a private carriage house entrance in the back, or through the front of the house crossing through my back yard.
Two blocks from an RTD bus stop. Two walkable parks with lakes nearby and a large dog park. Tennyson St. is a short walk away as well.
Conveniently located near I70 and I25, 10 minutes from down town.

Laundry can be discussed. The carriage house has no laundry unit; however we do have a washer and dryer in the main house and would be willing to set up a laundry schedule for a tenant to access the washer and dryer in my home. This would be one of the shared spaces for a potential tenant. The other shared space would be my yard access if the tenant accessed the carriage house through the street entrance instead of the private alley entrance, as well as to receive mail and packages- we would designate a space in the yard to receive those.
The floors in the kitchen and living room area have just been replaced, there is a new tankless hot water heater, new dishwasher, and the entire unit has recently been repainted. There is baseboard heating and an ac unit for use if desired.
This is an owner managed property- no property management company and you would be sharing the address, laundry access, and mail/front parking access through the owners (my) yard space.
Rent is $1750 per month plus an additional $200 monthly for all utilities including: electric, gas, water, trash, waste, and internet.
