The neighborhood is awesome and you'll notice a ton of new builds on this street alone (including one of the neighbors, who are pretty great). About us: My husband and I have been in the Austin area since 2008, and are UT alumni. We both work in tech (he's a consultant and I'm in the cannabis tech sector). We love this city and everything it has to offer, and spend most of our downtime hiking with our pup and eating :) I myself like to sew and do pottery on the side, and my fiance is a big soccer fanatic! We also live close by, and will be on standby for whatever you need. We have a few other properties that we manage in the same area, and are very well-versed in being good landlords! About you: Small family, couple, or group of working professionals that are clean, communicative, and respectful of the space. No massive parties to ensure the comfort of our neighbors, both of which are families with kids. In order to ensure you can pay for rent, we will run a background check via Zillow, and ask for two most recent paystubs, as well as two most recent bank statements. We will require a one-year lease, and a security deposit equivalent to one-month's rent, which will be returned to you at the end of the lease, assuming there hasn't been any damage to the property. We are pet-friendly, and will require a nonrefundable $250 pet deposit if you wish to bring pets along. Please note that we did have two fairly large dogs stay at this property in the last year and it did do some damage to the floors and walls, so while there is a 2 dog and 2 cat maximum, only 1 of the dogs can be a larger breed. Tenant is responsible for paying for electric, gas, water, and trash bills. All of this must be transferred to your name upon move-in. Electric, water, and trash are with the City of Austin, and gas is with Texas Gas. Tenant is also responsible for lawn services (we can share the information of the person our last set of tenants used regularly). Your rent includes quarterly pest control. There are also two video cameras on-site if you wish to utilize them. They require SIM cards in order to work and can be directly connected to an app on your phone (can be purchased from T-Mobile for $10/month). You'll be notified if anyone is on-site immediately.
