Rental/Mortgage History
Each rental applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors.

Valid rental history is a written lease or month-to-month agreement
Mortgage history will be verified through credit report or other documentation of home ownership
Residency history that includes prior evictions, 1 or more late payments, NSF/returned checks, poor housekeeping, conduct disturbing the rights and comforts of other residents, unauthorized occupants, property damage or failure to adhere to the policies and regulations of previous landlord will result in automatic denial of the application.

Failure of past or present landlord(s) to respond to requests for information within 48 hours of being contacted, may result in denial due to unavailability of verifiable favorable rental history.
Sex Offender Registry Information
We perform an individualized assessment of any adult on a county, state, or national sex offender registry to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, your age at the time of conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider.
TENANCY:
Applicant agrees to pay a non-refundable holding fee equal to $1,150 (25% of first month's rent), upon application acceptance, for the owner to hold the property, remove it from the market, cancel advertising, and cease showings to other prospective residents. If the applicant fails to sign the lease by agreed upon date or indicates that they do not intend to occupy the premises, the holding fee shall be forfeited. After lease signing, the holding fee will be applied towards the applicant's security deposit. Qualified applicants who are offered tenancy have 48 hours to accept.
Move-In costs: First and last month's rent, security deposit equal to one month's rent less application fees. Upon move in, unless the renter(s) request otherwise, the first month's rent and remaining security deposit amount will be due in full. The last month's rent may be paid in equal installments for up to six months (in addition to the monthly rent).
Renter's Insurance, including $100,000.00 minimum liability coverage, is required for all renters 18 years and over and must remain in effect for the duration of the lease. Proof of policy dating the beginning of the lease term must be provided.
Renter will pay all Utilities
Renter will be responsible for yard maintenance including but not limited to keeping the front and back lawns watered and mowed, watering plants and shrubs, and raking and disposing of leaves and other yard debris.
Tenant is responsible for regular hot tub maintenance. This includes emptying and refilling the hot tub every 3-4 months and maintaining the chemical balance at the renter's expense. Renters can opt to hire a service to perform routine maintenance. Renters will empty, clean, and rebalance the hot tub prior to move-out.
There is a partial shared driveway. Tenant agrees to keeping the shared portion unobstructed.

Please be advised: Under The City of Seattle Ordinance 125222, Tenant may be allowed to pay the security deposit, pet deposit, move-in fees and last month's rent in installments. The payment plan must be structured as follows, unless otherwise agreed to by Landlord and Tenant: six consecutive and equal payments for leases that are six months or longer; or four consecutive and equal payments for leases between 30 days and six months.
