USDA rules say the land can only total 30% of the total appraised value of the entire property. Example if the property was $100k that means the land value can’t exceed $30,000. No bank will finance all 40 acres that I know of. I was told most banks like to keep it at 10 Acres or less. . The Stove, fridge, washer and dryer, small chest freezer and microwave stay with the house Lots of deer, turkeys and hogs if you like to hunt. The house was $97k plus tax in 2014 plus the costs of land clearing and installing the deep well and two septic tanks. It is possible from what I was told by Ag South farm credit if the house appraised high enough to include the tractor in with it but if not they could also finance the tractor. I will pay up to $2000 in closing costs if Ag South will take it off the top of the loan like they said they would.
