If the tenant does not wish to renew, written notice must be provided at least 60 days prior to the lease end date. 2. Rent Payment Rent is due on the 1st of each month. A late fee of $50 will be charged if rent is not received by the 5th day of the month. 3. Utilities Tenant is responsible for electric, water, internet, gas, and all utilities. 4. Occupancy Limits No more than 5 persons may reside in the unit unless approved in writing by owner 5.
